Residential Property Auctions

We have considerable experience of advising clients in respect of both the sale and purchase of property through auction. This includes residential and commercial properties, whether for occupation or investment, and also properties and sites for development.

The sale and purchase of property via auction can be an efficient way of dealing with a property transaction, however there are some procedural differences from a “usual” transaction.

We attend the bi-monthly auctions held in Central London by one of the major auctioneers and are able to advise in respect of particular queries on the day. In addition we offer potential bidders a range of services to:

  • Review and report on title documentation, Special Conditions and the Legal Pack made available by the seller prior to the auction
  • Undertake additional searches and/or enquiries as appropriate if matters are not adequately dealt with in the Legal Pack
  • Following a successful bid, deal with pre-completion matters, completion, Stamp Duty Land Tax issues and registration at the Land Registry
  • Deal with additional requirements of lenders.
