Local Search Fee
 
This is a search of the local authority records for the property. The fee varies considerably from authority to authority so an average figure is given. We can provide an exact figure on request.
Drainage Search Fee
 
This is a search of the local water and drainage company to check eg whether the property is connected to a public sewer. The fee varies so the figure given is an average. We can provide an exact figure on request.
Environmental Search Fee
 
The average cost of an environmental search.
Flood Risk Search
 
This search indicates if there is any flood risk in the area in which the Property is located. This is the average cost of the search.
Stamp Duty Land Tax
 
A government tax on purchases over £125,000 rounded up to nearest £5. Additional duty may be payable on the purchase of a new lease. (This fee does not reflect the additional 3% to be added for second home owners from 1st April 2016).
Land Registry Fee
 
A fee charged by the Land Registry to register the new owner of a property. An additional fee may be payable on a new lease.
Landlord's Registration Fee
 
For leasehold properties, an estimated fee payable to the freeholder/ management company for notifying a change of owner.
Other Costs
 
The average of the other minor expenses.
Conveyancing Fee
 
Our fee for the conveyancing subject to the important note below.
SDLT Fee
 
Fee for preparing and submitting the Stamp Duty Land Tax form to comply with the requirements of the Inland Revenue.
VAT on Conveyancing Fee
 
VAT charged on our conveyancing fee.
VAT on SDLT fee
 
VAT charged on the SDLT costs.
Total Costs
 
The total amount of legal costs and disbursements you will have to pay for the property subject to the important note below and comments on individual items.
  • This does not include non-legal costs such as Surveyor's fees.
  • If you are purchasing a new build property our fee will increase by £195 plus VAT.
